Overview

Foundation:

  • 8 or 9 foot basement foundation (unit location specific) supported by 24” wide concrete footing, 3000psi
  • 10 inch poured concrete walls, 3000 PSI
  • 10-12 inches crushed stone beneath 4 inch cement floor
  • Damp proofing applied to exterior foundation walls
  • Precautionary Radon Air mitigation system, PVC piping system from below the basement slab through the roof

Exterior Frame:  

  • 2×6 exterior walls constructed with pressure treated sills
  • ¾” Advantech type Sub floor glued and nailed to floor joists
  • 5 ply OSB exterior wall sheathing covered with Dupont Tyvek house wrap
  • All other frame elements meet or exceed state building codes

Roof

  • 5/8” 5 ply plywood roof sheathing with continuous ridge and soffit vents
  • 30 year Architectural Shingles 
  • 36” Ice & Water shield at all drip edges, valleys and cheek walls. Double width at all valleys
  • Heavy duty drip edge 
  • Rain gutters drained to underground water dispersion systems

Insulation:

  • Exterior walls insulated with 6 inch fiberglass (R21) 
  • Basement ceilings insulated with fiberglass (R30). 
  • Attic insulation is blown in (R49)

Exterior siding:

  • Exterior walls comprised of premium vinyl siding with decorative trim detail, per final plans
  • 6” front corner boards with built-up front porch with square column detailing, where applicable 
  • Flat casing on windows and doors
  • All trim is maintenance free vinyl, fiberglass or PVC board

Windows and Exterior doors:

  • Harvey Building Products or similar double hung windows with 6/1 light spacing 
  • Insulated Glass w/ Argon gas & Low E coating, Energy Star rated.
  • Exterior doors: Thermatru Fiberglass Smooth Star w/Argon gas & Low E coating
  • Harvey or similar vinyl sliding door to deck
  • All Doors and windows are Energy Star Rated for thermal efficiency

Front Porch      

  • 6” Square columns with cap and boot
  • Trex deck boards or similar w/pvc trim boards at skirt and risers
  • Composite railing (when required by code)
  • 2 Recessed exterior LED lights

Interior walls and Ceilings:  

  • 9 ft Ceilings on First floor with 14+ foot hipped ceiling in family Room

Lighting:

Plumbing:  

  • All plumbing to be built in compliance with state and local building codes
  • Toilets are Kohler or equivalent in white or off-white. Toilets will be elongated, comfort height
  • Bath sinks (porcelain) to be under-mount style
  • Master bath includes tile floor and wall shower and vanity with double sink
  • Frameless shower door in Master bath
  • Hot water to be supplied by Rannai style gas fired tankless on-demand hot water heater

Septic:

  • Common Septic System meeting Town of Westford specifications

Bath Accessories:   

  • Bath accessories (Mirrors, towel racks, toilet paper holders, etc.) will be the responsibility of the buyer and shall be installed after closing

Electric:  

  • 200 Amp service with circuit breakers
  •  Outlets, switches and lighting provisions are design built to comply with all local and state building codes
  • LED recessed lights where noted
  • Master Bedroom, Living room and loft area wired for Cable
  • Phone outlet at location to be determined
  • All outlets and switches are conventional style in white

Heating and cooling:  

  • Heat and cooling supplied by high efficiency propane fired Energy Star Rated forced hot air system
  • HVAC system will consist of first & 2ndfloor zones
  • Propane gas to supply gas log fireplace and cooktop

Fireplace:  

  • Atria or similar zero clearance 36” gas log fireplace with fan blower in the family room
  • Custom built Mantle with stone or tile edging
  • Wired for TV over or beside fireplace

Landscape:

  • Disturbed areas will be loamed and hydroseeded
  • Development-wide irrigation system at front yard area with sprinkler heads at yard and front planters, as needed
  • Planting beds at front of house on each side of front steps where applicable, see landscape plan
  • Ideal brand or similar “Boston Paver” walkway from front steps to driveway

Rear Deck or patio:

  • +/- 10’ x 12’ deck/patio
  • If patio, Ideal brand pavers or similar, color/style is to be determined
  • If deck, frame constructed with pressure treated lumber and maintenance free Trex or similar decking
  • Railing system constructed of maintenance free composite at front, vinyl railing on back deck
  • Crushed stone beneath deck

Garage:

  • 21’ x  20’ 2 Car garage
  • 16 x 8’  Carriage style overhead door with windows

  • If not walk out, unit will have a bulkhead entrance for direct basement access

  • To be paved with binder coat and finished coat over a 6 inch processed gravel base
